Many boroughs have introduced Article 4 directions covering C4 HMOs. PB Planning have had success in establishing C4 HMO rights for properties in areas that have Article 4 directions in place.
Certificate of Lawfulness
A lot of development takes place without planning permission but can often be regularised with a Certificate of Lawfulness. PB Planning are able to compile and assess evidence to give Certificate of Lawfulness applications the best chance of success.
Planning standards have significantly tightened with regard to flat conversions and designing schemes, so having the appropriate layout can be a difficult process. Professional planning input is vital to ensure such proposals stand the best chance of success.
New Build Residential
Whether you have land to develop a single house, multiple flats or a large housing development, we are able to use our knowledge to design the most efficient schemes. We have a particularly good track record of achieving new dwellings in tight plots adjoining existing houses.

PB Planning is able to liaise and negotiate with local authority enforcement officers as well as submit applications or appeals to try to retain the unauthorised development.
Site Acquisition/Development Appraisal
Assessing the development feasibility of a potential site purchase is difficult without expert planning input. PB Planning has advised various developers on purchases and successfully steered proposals from pre-purchase to the granting of planning permission.
We also provide a planning appeal service; quotations are provided following an initial assessment of the reasons for refusal. Planning appeals provide an opportunity to have your development proposals considered by the Planning Inspectorate who are independent of any local area.
